Operator and scope

These terms apply to direct enquiries and bookings for Villa Julija. The booking and personal-data controller is Olivento j d.o.o. Any specific written offer or booking confirmation may contain additional terms that apply to that reservation.

Booking, price and payment

An enquiry sent through the website is non-binding. A booking is confirmed only after written confirmation from Villa Julija and completion of any payment requested in that confirmation.

• As a rule, a reservation deposit of €500 is required to confirm a booking, unless otherwise agreed in writing.
• The remaining balance, payment method and payment deadlines are stated in the written offer or booking confirmation.
• The final price and included services are those stated in the written offer or booking confirmation.
• Any special cancellation or change conditions are communicated before the booking is confirmed.

For accommodation booked for specific dates, the general EU 14-day cooling-off right does not apply. Cancellation rights therefore depend on the agreed booking conditions.

Security deposit

A refundable security deposit of €500 is required for the stay. Unless agreed otherwise, it is paid before arrival or according to the instructions provided with the booking.

• The security deposit is returned no later than 24 hours after guests leave Villa Julija, following a check of the property.
• If damage, missing items or another outstanding obligation is identified, the corresponding amount may be deducted from the deposit; the guest will be informed.

Stay, house rules and responsibility

Guests are expected to use Villa Julija, its equipment, pool and wellness facilities with due care and to respect the house rules communicated on the website and/or with the booking confirmation. The person making the booking is responsible for providing accurate booking information and for ensuring that the group follows the agreed rules.

When you send an enquiry or booking request, we process only the information needed to respond, prepare or perform a booking and meet applicable legal obligations.

• Data may include your name, email address, phone number, stay dates, number of guests, selected extras and the message you send us.
• The legal bases are steps taken at your request before entering into a contract, performance of the booking contract, compliance with legal obligations and, where applicable, legitimate interests such as website security and prevention of abuse.
• Data may be shared only where necessary with hosting/IT and email providers, accounting or payment providers, and competent authorities where required by law.
• Where a service provider processes data outside the EEA, appropriate safeguards required by applicable data-protection law are used where necessary.
• Data is kept only for as long as needed for the enquiry or booking and, where applicable, for statutory accounting, tax or other legal retention periods.
• You may request access, correction, deletion or restriction of your data, object where applicable, request portability where applicable, and lodge a complaint with the competent data-protection authority.

Cookies

The website currently uses a functional cookie to remember your selected language and technical cookies that may be required for secure WordPress operation. We do not use optional advertising or analytics cookies by default. If such tools are introduced, this notice will be updated and consent will be requested where required.
